How to Sell Your House 

The “How to sell your house” slideshare above gives some helpful pointers of how to sell your house yourself.  I’ll elaborate a little on the importance of each below:

Add curb appeal, Remove clutter, Fix problems etc.

The average retail home buyer will make a purchase based on emotion.  They don’t view homes the in the same manner an investor or investment company does (ie/see what a home “could be”).  Therefore it’s important to show the home’s fullest potential and stimulate those same triggers that will appeal to prospective buyers.

Landscaping is one of the most cost effective ways to increase value when looking for ways of how to sell your house in New Jersey.

Price it right

n my own experience, I have found that pricing a home too high with the expectation of “leaving room for negotiating” scares off many buyers.  Many buyers don’t want to insult sellers with a low offer so they won’t make any offer at all.

If your home is priced above market value with the expectation you’ll be able to get the number you want after a lower offer comes in, you run the risk of losing out on many possible offers.  On the flip side, if your home is priced right, I typically see multiple offers made with your ability to choose the strongest buyer.

The other problem with having a property priced too high is that it often sits on the market longer and tends to become stale.  Buyers start questioning the house and assume something is wrong with it or else it would have been sold by now.


This is extremely important.  If you’re not listing your house on the MLS, you should make use of the alternative tools available to you.  Many of which are free and can provide a large outreach to prospective buyers.

The most important thing is to get your home out in front of as many buyers as possible.  If nobody knows you’re home is for sale, no one will be able to make you an offer.
